Job Description

An opportunity is available for an experienced Building Manager to oversee the full spectrum of facilities and property operations within a high-value commercial real estate environment in Ikoyi, Lagos. The role involves managing maintenance, vendors, tenant relations, compliance, and operational efficiency to ensure optimal building performance and high tenant satisfaction.

Responsibilities

  • Develop and implement routine maintenance schedules for all building facilities
  • Oversee emergency repairs and coordinate third-party vendors and service providers in line with agreed SLAs
  • Manage daily building operations including security, cleaning, utilities, and general facility services
  • Supervise preventive and corrective maintenance programmes across the property
  • Monitor operating budgets, track expenses, and ensure cost efficiency
  • Conduct regular safety inspections and ensure compliance with building safety standards and regulations
  • Coordinate statutory inspections, audits, and required certifications with relevant agencies
  • Evaluate and manage external service providers, ensuring at least 95% vendor compliance with service agreements
  • Conduct energy efficiency audits and implement measures to achieve at least 10% energy savings
  • Respond promptly to tenant maintenance requests to ensure a minimum of 90% tenant satisfaction
  • Prepare and submit periodic operational and performance reports to management
  • Manage tenant relations and resolve operational issues effectively

Requirements

  • Bachelor’s degree in Facilities Management, Estate Management, Engineering, Architecture, or a related field
  • 5–8 years of experience in building maintenance, facilities management, or a related role within high-value properties
  • Strong knowledge of health and safety regulations, building codes, and energy efficiency standards
  • Proven experience in vendor management and service contract administration
  • Proficiency in maintenance management software
  • Strong problem-solving, communication (written and verbal), and organizational skills
  • Ability to manage multiple stakeholders including tenants, vendors, and regulatory bodies
  • High level of professionalism and ability to maintain confidentiality

₦800,000 net monthly
